
Northshore Town Center Office Building Recovery
In the Fourth Quarter 2009, Integres was retained by the building owner to handle marketing, leasing/sales, property management, and construction supervision. The building and site had been sitting unfinished for approximately 6 months. By the end of the Fourth Quarter 2009 the 35,000 SF building had been brought up to code and all city authorities, state authorities and utility boards had been satisfied and the CO was issued. Within six months of obtaining the building CO, Integres had leased 26% of the building with continued interest in the property.
Negotiated with contractors to complete unfinished work or deliver removed utility equipment (lift station).
Hired and maintained all relations with vendors in order to preserve the facility
Coordinated all tenant build-out from the design stage to construction of the premises.
Coordinated with the City of Knoxville to release a $500,000 construction bond put in place by the prior owner in order to finish the remaining site work.
Integres now handles leasing/marketing of the property through various channels, such as national/local MLS, outside broker participation, chamber events held on site, press releases with the Knoxville News Sentinel and internet advertising.
