Simply put, our services focus on how to best position an asset to achieve the lender’s goals of disposition or loan performance improvement. Our 3-step, multidisciplinary approach to each project is intended to increase a property's potential, which in turn will maximize return on investment for all partners involved.

Assess the current situation
This includes a realistic assessment of the immediate market and the relative position of a particular asset within that market. Step 1 defines the strengths and weaknesses of the particular asset and ultimately answers the primary question of whether or not the real estate asset is best suited to the current market.

Develop alternative strategies for the asset
Our multidisciplinary approach ensures that only realistic, peer-reviewed alternatives are presented to the client. Strategies include a description of the proposed action, specific costs for such action, an implementation timeline, and either the estimated increase in the value of the collateral or the probability of disposing of the asset within the lender’s time constraints. We individually craft each strategy to be cost effective, provide an acceptable return on any additional investments and expedite the sale of the property.

Implement the selected strategy
After conferring with the client, Integres will proceed with implementing the selected strategy within the time frame and budget approved. The terms of each partnership will vary, but implementation actions may include: loan restructuring for non-REOs, construction completion for REOs, and/or asset redevelopment/rebranding for REOs and non-REOs.
